Rental Reno on a Tight Timeframe
What was to be a quick and easy two bedroom, two bath rental house turn-over for the landlord, suddenly turned into a major gut job with an impossible three-week turn-around. They initially hired me to create the pick list for all materials required but because of the tight timeframe, it turned into an “all hands-on deck” support role.
There was a substantial amount of usage and water damage from the previous tenants which necessitated ripping out flooring and bathroom cabinetry, as well as needing to upgrade hardware, lighting, shelving and plumbing.

The new tenant was asking for a blue/grey aesthetic that they were already familiar and comfortable with, so I chose elements that complemented the entire house throughout, with bright white cabinetry and trim, black hardware and warm brown tones in the flooring.

The new flooring included luxury vinyl plank (LVP) for the main areas, tile for bathrooms and laundry, with carpet for the bedrooms. All new bathroom vanities and shower/tub were installed, updated fixtures and hardware, kitchen countertops, appliances and lighting throughout. I was onsite regularly to advise and assist where needed, including personally delivering many of the materials when needed to ensure supplies were onsite for the crew to install to keep the project on schedule.

Windows were fitted with new cordless blinds throughout the entire house.


An empty space in the hallway from the master bathroom to bedroom was outfitted with new shelving.

The new tenant was pleased with the entire outcome, making their move and ability to settle into their new home a lot less stressful.
